Lawrence Dean Senior Market Analyst
Lawrence Dean Joined CDS Market Research in 2007 as a Senior Market Analyst. Prior to his affiliation with CDS, Mr. Dean was in strategic planning, land acquisition, and land development in the production homebuilding industry for a number of years. He began his career with the Houston Division of KB Home in the Land Development Group in 2001. He moved to Royce Builders in Houston in 2003. There he was Land Manager focusing both on the acquisition of land and lots as well as land development activities. He also served as Land Analyst for D.R. Horton and Land Acquisition Manager for Kimball Hill Homes in both companies' Houston Division Offices.
Over the years, Mr. Dean has gained a diversity of experience. He has consistently provided strategic market information to homebuilder regional leadership. He has regularly performed extensive analysis of the land/ lot and new home markets in the Houston area to support the divisional long term planning and annual business planning of his employers. He served as his employers' gatekeeper to the Houston developer and broker community by rigorously assessing the land and lot acquisitions they proposed for market feasibility, financial feasibility, and business plan fit. He also leveraged market knowledge and relationships to proactively seek out residential land development and lot purchase opportunities that particularly fit his employers' business goals and objectives. In addition to this specialization in residential land acquisition, he has also managed the land development process from project conception to substantial completion of lots. Mr. Dean has also managed the disposition of underperforming lot assets, having contributed to the sale of over $7 million of lots on behalf of his homebuilder employers. Also, while pursuing his education, he gained exposure to the public sector interning in Urban Planning at the City, County, and Council of Governments levels as well as in Municipal Economic Development.
As Senior Market Analyst, Mr. Dean is responsible for managing a wide variety of market and economic studies. He is responsible for the data collection, production, and marketing of CDS' Lot Price Survey. The Lot Price Survey, published semi-annually since 1977 is the industry standard for current and accurate data describing lot pricing and lot availability for all sizes, types and locations of single family development throughout the Houston area. In addition to this effort, he is responsible for market and economic studies related to housing, real estate development and redevelopment, land development, public / private partnerships, ultimately leading to recommendations for site selections and market supported development.
Mr. Dean has a Bachelor of Arts in Sociology from the University of Houston as well as a Masters of Urban Planning and Masters of Science in Land Development both from Texas A&M University in College Station, Texas. He has extensive background in market analysis, site selection analysis, acquisition analysis, and project management which has provided him with the tools required to excel in his current position at CDS. Mr. Dean is an active member of the Greater Houston Builders Association and the Urban Land Institute.
